How to sell your apartment faster and for a better price: preparation, documents and listing

A realistic price from the price atlas, complete paperwork, energy certificate, good photos and a listing in three languages: what sellers can do themselves and when an agency pays off.
1. Set a realistic price
An overpriced apartment sits for months, and buyers see every price cut. Start from the price atlas for your city and district, compare similar listings by m² and condition, and account for floor, lift, parking, view and energy class. Leave a small negotiation margin, no more than 5 %.
2. Prepare the documents
Buyers and banks will ask for:
- a land registry extract showing you as sole owner with no unexpected encumbrances,
- building and occupancy permit or legalisation decision,
- energy certificate, mandatory before advertising; the class must appear in the listing,
- the building manager's confirmation that the reserve fund is paid and the latest utility bills,
- the condominium division document (etažni elaborat), if any.
Resolve discrepancies between the cadastre and land registry before selling; they can delay the buyer's mortgage by months.
3. Prepare the apartment for photos
Clear surfaces, remove personal items, fix small defects, clean the windows. Shoot in daylight with a wide lens from a room corner with the lights on. The first photo decides whether a buyer opens the listing: make it the living room or the view.
4. Write a listing that gets found
A title with type, size, district and one advantage: "3-room apartment 78 m², Žnjan, sea view". Describe the layout, floor, year built, heating, energy class, reserve fund and what is nearby. On Nekredo the listing appears automatically in Croatian, German and English; add translations or at least the key facts.
5. Choose the sales channel
Selling privately saves the commission but takes time for enquiries and viewings. An agency brings valuation, negotiation and paperwork for 2 to 3 % + VAT; sign the brokerage agreement for a limited period and without exclusivity until trust is established. On Nekredo verified agencies are marked, and private sellers list without commission.
6. Viewings and negotiation
Schedule viewings in blocks, prepare answers about costs and the neighbourhood, and do not accept the first offer below your target on the spot. A serious buyer confirms interest with a preliminary contract and a 10 % deposit.
7. Taxes when selling
A sale within two years of acquisition is subject to income tax on the capital gain (unless you lived there). After two years, or if it was your home, no tax is due. The transfer tax is paid by the buyer.
