Frequently asked questions

How much down payment do I need for a mortgage in Croatia?+

Banks usually finance up to 80 % of the appraised value, so at least 20 % of your own funds is needed. Add 5 to 7 % of the price for tax, notary, lawyer and any agency commission.

How high may the monthly payment be?+

Total monthly loan obligations usually may not exceed about 40 % of net income, and the legally protected part of the salary must remain after the payment. Many banks calculate more conservatively with a third of income.

What are mortgage interest rates in 2026?+

Depending on the bank, term and rate type (fixed, variable or combined), nominal rates range roughly between 2.5 and 4 %. Compare the effective rate (EKS), which includes all fees.

Can foreigners get a mortgage in Croatia?+

Yes, but on stricter terms: lower loan-to-value (often 50 to 70 %), proof of income translated into Croatian and sometimes an account with the bank. EU buyers often finance through a loan in their home country.
